If you're behind on your mortgage, you may be scared, embarrassed, or even ashamed to talk about it. I understand. Your home is personal, and financial problems aren't something most people want to discuss.
But ignoring the situation won't make it go away, and waiting can limit your options.
The first thing I want you to know is simple: having a conversation doesn't commit you to anything. You don't have to know if you're going to sell. You don't have to know if you need a short sale. You don't even have to know what questions to ask.
Let's just start with where you are today.
How much do you owe? What is your home worth in today's market? How far behind are you? Has foreclosure started? Is there an auction date?
Once we know the facts, we can look at the options.
You may have enough equity to sell your home traditionally. A short sale may be an option if you owe more than the home can reasonably sell for. There may also be options you should discuss directly with your mortgage servicer, attorney, or other qualified professional.
Every situation is different.
This is important.
Waiting doesn't give you more options. Time does.
Even if you're already in foreclosure, it may not be too late to sell your home. But deadlines matter. The earlier you understand your situation, the more time you have to make an informed decision.
If you live in an HOA community, don't assume those assessments disappear because you're behind on your mortgage or facing foreclosure.
Unpaid HOA assessments can lead to additional fees, collection costs, attorney fees, and potentially a lien against the property. If you're struggling financially, find out exactly what you owe and don't ignore notices from your association.
People fall behind on their mortgages for all kinds of reasons. Jobs change. Relationships change. Expenses go up. Life happens.
